The Real Estate Portfolio Manager is responsible for maintaining and optimizing the AMER leased and owned data center portfolio through effective asset management and lease compliance. Day to day activities include overseeing tenant alterations, managing critical dates, dispute resolution, idle site management, opex audits, negotiating lease renewals, and executing miscellaneous lease related documents such as notice of lease term dates and estoppels. As the primary point of contact between AWS and its landlords, this role focuses on establishing and fostering positive landlord/tenant relationships. Additionally, this role will have the opportunity to drive cost savings and avoidance while engaging in special projects and stretch goals. Requirements for this role include reading and interpreting lease language, enforcing lease obligations, partnering with key stakeholders, negotiating lease renewals, and streamlining processes. The ideal candidate will also demonstrate strong written and verbal communication skills who can work independently and possess a high level of competence in performing a full range of portfolio management responsibilities.
Key job responsibilities
Key Responsibilities Include:
• Manage lease renewal pipeline and renewal negotiations
• Manage tenant alteration projects, facilitate landlord consent, and site access requests
• Perform strategic portfolio analysis, supporting business stakeholders during the site exit and renewal process
• Create and track key portfolio metrics and manage critical dates
• Process annual CAM reconciliations and budget updates
• Drive portfolio optimization through process improvement, standardized lease language, and cost avoidance
• Manage miscellaneous lease related and legal documents
• Drive alignment with internal stakeholders including business development, legal, finance and other groups
• Manage the landlord/tenant relationship through lease compliance, escalation, and de-escalation
• Ability to report on portfolio metrics, manage dashboards, and provide monthly/quarterly business updates
• Idle site tracking and management
• Conduct landlord kickoff calls

Qualifications
Basic Qualifications:• Minimum of 4 years experience in portfolio management, lease administration, asset management and/or real estate financial analysis
• Experience with real estate or lease administration software platforms
• Ability to read and interpret lease language, manage critical lease dates, and conduct lease negotiations
• Strong written and verbal communication skills. Ability to work independently on complex projects in a fast paced environment
Extended Qualifications
Preferred qualifications:• BS/BA degree or equivalent work related experience
• 5-7 years of demonstrated experience in asset management, portfolio management, or real estate financial analysis
• Experience with lease administration software platforms such as Tango or equivalent
• Experience using real estate pipeline management tools such as Salesforce or equivalent. Experience using data visualization platforms such as Power BI, Tableau, or equivalent . Experience enforcing lease compliance and lease negotiations under large volume

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $69,600/year in our lowest geographic market up to $148,800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
