Description
The Real Estate Portfolio Analyst is responsible for supporting the Strategic Portfolio Management team through effective asset management, property management, land acquisitions, and cost control auditing. This role will have the opportunity to participate in all facets of effective real estate portfolio management including lease compliance, owned property management, building landlord/tenant relationships, tenant alterations, CAM reconciliations, and land acquisition payments. Additionally, this role will have the opportunity to drive cost savings and streamline processes while engaging in special projects and stretch goals. Requirements for this role include industrial real estate, reading and interpreting lease language, partnering with key stakeholders, and process improvement. The ideal candidate will also demonstrate strong written and verbal communication skills who can work independently and possess a high level of competence in performing a full range of portfolio management responsibilitiesKey job responsibilities
• Read and interpret lease language, lease abstraction
• Create and track key portfolio metrics, KPIs, and critical dates
• Process CAM reconciliations and landlord budget updates
• Drive portfolio optimization through process improvement, cost savings, and standardized lease language
• Manage miscellaneous lease related and legal documents
• Partner and seek alignment with internal stakeholders including business development, legal, finance, operations, and economic development
• Manage the landlord/tenant relationship through lease compliance, escalation, and de-escalation
• Facilitate landlord consent process and tenant alterations for leased sites
• Oversight of property management services, 3P vendors, review budgets, and process land acquisition payments for owned sites
• Ability to report on metrics of the existing portfolio, manage dashboards, and provide monthly/quarterly business updates

Qualifications
• Minimum of 3 years’ experience in portfolio management, lease administration, or asset management• Minimum of 3 years’ experience in commercial, industrial, or data center real estate
• Ability to read and interpret lease language, understand critical lease dates
• Strong written and verbal communication skills
• Ability to work independently on complex projects in a fast-paced environment
Extended Qualifications
• BS/BA degree in business, real estate, or equivalent work-related experience• 5 years of demonstrated experience in portfolio management, lease administration, or asset management
• Experience in lease administration software platforms such as Tango or equivalent
• Experience using real estate pipeline management tools such as Salesforce or equivalent
• Experience using data visualization platforms such as Power BI, Tableau, or equivalent
• Experience enforcing lease compliance and lease negotiations under large volume

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $56,300/year in our lowest geographic market up to $120,500/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
