Overview

Cloud Operations and Innovation (CO+I) is the organization behind Microsoft’s cloud platform, responsible for delivering the global data center infrastructure capacity required to meet customer demand. Within CO+I, the Land Development team enables Microsoft’s cloud growth by delivering and pre-positioning the real estate, land rights, and infrastructure access needed to support data center development at scale.

The Site Services - Easements Coordinator plays a critical role in supporting the Easements function and the broader Land Development and Site Services organization by managing high-volume, complex real estate transaction workflows across the AMERs region. This role is instrumental in ensuring accurate tracking, execution, and administration of easement and land agreements that enable critical infrastructure delivery.

The Site Services - Easements Coordinator supports transaction deal flow from initiation through execution by coordinating documentation, maintaining land records and contract management systems, tracking contractual obligations, and supporting financial administration and reporting. The role requires strong organizational discipline, attention to detail, and the ability to operate effectively in a fast-paced, evolving environment.

While the primary focus of the role is supporting the Easements team, the Site Services - Easements Coordinator also provides flexible support to the broader Land Development and Site Services portfolio — including Traffic and Water/Wastewater initiatives — as business needs evolve. Success in this role requires close collaboration with internal stakeholders and external partners, a process-driven mindset, and a commitment to speed, accountability, and operational excellence.

The Site Services - Easements Coordinator provides transactional, operational, and administrative support to the Easements team and, as needed, the broader Land Development and Site Services organization across the AMERs region. This role supports a fast-growing, highly dynamic portfolio and is critical to maintaining momentum, accuracy, and transparency across complex land and infrastructure transactions.

Key responsibilities include:

Support the Easements team and, as needed, the broader Land Development and Site Services teams (including Traffic and Water/Wastewater initiatives) with transaction processing, coordination, and administration across the AMERs region.Manage high-volume transaction workflows, ensuring agreements, amendments, and related documentation are accurately tracked, organized, and maintained throughout the transaction lifecycle.Review title reports and support curative actions by identifying ownership issues and coordinating resolution efforts with internal stakeholders and external partners.Assist in tracking financial budgets, payments, invoicing, and related metrics, ensuring alignment with regional portfolio standards and internal controls.Support the implementation, maintenance, and ongoing use of land records and contract management systems to track executed agreements and associated contractual obligations.Develop and maintain reports and dashboards to track transaction status, performance metrics, and workflow health, enabling planning, prioritization, and continuous improvement.Effectively communicate transaction status, requirements, risks, and timelines to internal stakeholders and external business partners.Provide support for landowner inquiries, complaint resolution, and related communications, ensuring timely, professional, and consistent engagement.Coordinate and support a variety of internal initiatives, special projects, and process improvement efforts as business needs evolve.Collaborate closely with internal teams including Business Operations, Legal, Finance, Treasury, Tax, Risk, Operations, and Engineering to support successful project delivery.Coordinate with external partners such as landowners, brokers, developers, outside counsel, design professionals, and consultants as required.Contribute to and reinforce a culture of speed, flexibility, accountability, and frugality while maintaining high standards of quality and compliance.

Qualifications

Required/minimum qualifications

Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 3+ years relevant experience OR 5+ years equivalent experience. Additional or preferred qualifications Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 5+ years Portfolio Management, Real Estate, or Office Management experience OR 7+ years equivalent experience.Background Check Requirements:

Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $96,500 - $188,400 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $123,500 - $206,400 per year.
